Homeowners associations (HOAs) are organizations which deal with the upkeep of a neighborhood's common areas and establish standards of acceptable behavior for a community. While they all share a common purpose, the level of activity HOAs undertake and other characteristics vary somewhat from case to case, depending on state and local laws and traditions.
HOA board meetings typically follow formal rules and set agendas. How well the HOA sticks to its rules of how to discuss issues may vary somewhat, depending on the level of involvement from owners in the community, among other factors. Some matters may need a vote by all the HOA members to decide, while others only require a vote of the board, depending on how it is structured.
When are HOA dues sent out to homeowners and when are they due to be paid?
An invoice for annual HOA dues will be sent out each February and are due at the end of March. Please note in section 4 of the Trailside Woods Covenants that other assessments can be levied against Trailside Woods residents. Residents can pay by check or by sending a request to pay electronically to [email protected].
How are neighborhood social events organized?
A board appointed social committee organizes and facilitates neighborhood social functions each year. Please contact committee members for any questions or ideas you may have about neighborhood social events.
Who is responsible for maintaining the sidewalks, berm and the trees planted within berm?
Trailside Woods homeowners are responsible for maintaining the sidewalks, berm and trees planted within the berm that are within the dwelling unit boundaries. See section 9.2 of the Trailside Woods covenants for a complete explanation of each homeowner’s maintenance responsibility.
Who is responsible for maintaining neighborhood common areas?
The Trailside Woods Homeowner’s Association is responsible for upkeep and maintenance of areas within the neighborhood designated as common area. See section 7 of the Trailside Woods covenants for neighborhood maintenance standards.
What are the HOA board positions, term limits and neighborhood committees?
The Trailside Woods HOA board consists of five volunteer board members who are elected by the residents of Trailside Woods. The board positions are President, Vice President, Secretary, Treasurer, and Risk and Compliance. Each year, 2 board positions are available to be ran for by any resident of Trailside Woods interested in serving on the board. The term for any position on the board is two years.
The HOA board appoints residents to serve on committees. The committees available for residents to serve on are the Social Committee and the Architectural Review Committee. Please reach out to any member of the HOA board if you are interested in serving on a Trailside Woods committee.
What is the HOA board responsible for?
The Trailside Woods HOA board is responsible for making most operating and enforcement decisions on behalf of the homeowners’ association. These decisions include but are not limited to: establishing budgets, enforcing the collection of assessments; making sure contracts are in place for the maintenance of the common area and vendors are providing the work they were contracted for; having proper insurance for the association, and establishing and enforcing the rules and regulations.

What is the process of getting a modification to my home and/or property approved
A Homeowner Request for Change form must be completed and submitted to the Architectural Review Committee (ARC). The ARC shall either approve the plans and specifications, disapprove them, or approve them with conditions or qualifications. See Section 5 of the Trailside Woods Covenants for more information about the approval process.

Where can I find Trailside Woods neighborhood financial information?
The HOA board maintains and updates a profit and loss statement as well as a balance sheet. Please reach out to the Trailside Woods treasurer for an up-to-date copy of these statements. Annual financial information presented to the community can be found here on the HOA website.
When is trash and recycling pick up?
Republic Services is the City of Noblesville's waste removal service provider. Automated waste removal service runs once a week (standard pickup day is Wednesday) and includes one 95-gallon navy blue cart. All trash must be placed in the cart provided by Republic Services. Recycling service runs every other week. All refuse must be placed at the curb by 7:00
